The service

Boiler repairs from an engineer who explains the fault

A boiler repair means diagnosing why your boiler has stopped working or is misbehaving, and putting it right. Common faults include no heating or hot water, low pressure, error codes on the display, strange noises, leaks and the boiler repeatedly locking out.

This service is for homeowners and landlords with a boiler that has broken down or is showing warning signs. It is especially important in winter, for homes with young children or elderly residents, and for rental properties where tenants are left without heat.

Boiler repairs involve working on gas appliances, so they must be carried out by a Gas Safe registered engineer. Ian is Gas Safe registered (no. 977988), ACS qualified for boilers and has 25 years' experience. We're available 24 hours a day, 7 days a week.

You get a straight answer: what is wrong, what it will cost to fix, and whether repair or replacement makes more sense. No guesswork, and no parts replaced just in case.

If it's left

What happens when a boiler fault is ignored

Small boiler faults rarely fix themselves. A slow leak can damage the boiler's internal parts and the floor or ceiling below. Repeated pressure drops put strain on components. A boiler that keeps locking out is telling you something is wrong.

Some symptoms can point to a safety issue, such as a yellow flame, soot marks around the boiler or a smell of gas. If you smell gas, leave the property, turn off the gas supply at the meter if it is safe to do so, and call the National Gas Emergency number on 0800 111 999. Once it is safe, Ian can carry out the repair.

Common mistakes we see

  • Repeatedly resetting the boiler without finding out why it keeps locking out.
  • Topping up the pressure over and over instead of finding the leak.
  • Removing the boiler casing or attempting DIY gas repairs.
  • Using an engineer who is not Gas Safe registered.
  • Spending heavily on an old boiler without asking whether replacement is better value.

In detail

Common boiler faults and what they mean

Understanding the symptom helps you describe it when you call. Here are the faults Ian sees most often in Fife homes.

No heating or hot water

This can be caused by a fault with the thermostat or controls, a failed component inside the boiler, low pressure, a frozen condensate pipe in cold weather, or a problem with the gas supply. Checking the obvious first, such as the thermostat setting and the boiler pressure gauge, helps narrow it down.

Low or dropping pressure

If the pressure gauge keeps falling, water is escaping somewhere: a leaking valve, radiator, pipe joint or a component inside the boiler. Topping up treats the symptom, not the cause. Ian will trace where the water is going.

Noises, kettling and lockouts

Banging, gurgling or kettling sounds often point to sludge, limescale or air in the system. Repeated lockouts can be caused by ignition, flame detection or flue issues.

Repair or replace?

If your boiler is old, has needed several repairs or parts are becoming difficult to find, replacement may be better value. New boilers supplied and fitted start from £1,995, with up to a 10-year warranty on new installations. Ian will give you both options honestly.

Frozen condensate pipes in winter

Modern condensing boilers have a plastic condensate pipe that often runs outside. In a hard Fife frost, it can freeze and cause the boiler to lock out, usually with a gurgling noise first. Pouring warm (not boiling) water over the outside section can sometimes thaw it. If the problem keeps returning, Ian can reroute or insulate the pipe so it doesn't happen every cold snap.

Rental properties and tenants without heat

When a tenant reports no heating or hot water, a fast and well-documented repair protects both the tenant and the landlord. Ian explains the fault and the price to whoever is responsible for paying, carries out the repair, and tests the boiler before leaving, so the issue is closed rather than patched.

What to tell us when you call

The more Ian knows before he arrives, the quicker he can get to the cause. Note the make and model of your boiler (usually on the front or underneath), any error code on the display, what the pressure gauge reads, whether you have heating, hot water or neither, and when the problem started. If you can, take a photo of the boiler display and send it with the quote form.
