It's for homeowners and landlords who need help fast, particularly in winter or where vulnerable people are in the home. We're available 24 hours a day, 7 days a week.
Ian is Gas Safe registered (no. 977988), ACS qualified for boilers, and water regulations qualified, so he can handle both plumbing and heating emergencies. He has 25 years' experience and is fully insured with £2 million public liability cover.
If it's left
What to do while you wait
Water damage spreads quickly. Turn off the water at the stopcock, switch off electrics near the leak if it's safe to do so, and move valuables out of the way. For heating, check the thermostat, power and boiler pressure, and note any error code.
If you smell gas, leave the property, turn off the gas at the meter if safe to do so, and call the National Gas Emergency number on 0800 111 999.
Common mistakes we see
- Not knowing where the stopcock is.
- Trying to repair gas appliances yourself.
- Letting water run near electrics.
- Waiting to see if a leak stops on its own.
- Calling an engineer who isn't Gas Safe registered for boiler problems.

In detail
Common emergencies
The emergencies we see most often in Fife homes and what usually causes them.
Burst and frozen pipes
In cold weather, pipes in lofts, outside walls and garages can freeze and split. Insulating exposed pipework and knowing where your stopcock is can prevent much of the damage.
Leaks through ceilings
Water coming through a ceiling usually means a leak from a bathroom, tank or pipework above. Turn off the water and avoid using lights in the affected area until it's safe.
Boiler breakdowns
No heating or hot water can be caused by low pressure, a frozen condensate pipe, a failed component or a control fault. Note any error codes before you call.
Overflowing toilets and cisterns
Faulty fill valves or blocked overflows can cause constant running or overflowing. Turning off the isolation valve to the toilet usually stops the flow.
Landlord emergencies
When a tenant reports a leak or no heating, a quick, well-managed response protects your property and your relationship with the tenant. Ian can liaise directly with tenants to arrange access, explain the fault, and keep you informed about the cost before the repair goes ahead.
Preventing the next emergency
Many emergencies can be avoided. An annual boiler service, from £70, catches worn parts before they fail. Insulating exposed pipes reduces the risk of freezing. Replacing stiff stopcocks and old valves means you can stop water quickly if something goes wrong.
No hot water
If you have heating but no hot water, the problem may be a diverter valve in a combi boiler, a cylinder thermostat, or a timer setting. If you have neither, it could be the boiler itself, pressure or the gas supply. Telling Ian what you have and haven't got helps him diagnose the problem quickly.
Leaking cylinders and tanks
A leaking hot water cylinder or loft tank can release a lot of water. Turn off the water at the stopcock and, if possible, the cold feed to the cylinder. Switch off any immersion heater. Ian can then assess whether a repair or a replacement is needed.
Water damage and insurance
If water has damaged ceilings, floors or belongings, take photos before cleaning up and contact your home insurer. Once the leak is repaired, Ian can explain what caused it, which can help when you speak to your insurer. Acting quickly to stop the water limits the damage and the cost of putting it right.
Helping vulnerable households
Losing heating or hot water is most serious for elderly people, young children and anyone with health conditions. If someone in the home is vulnerable, tell Ian when you call so he understands the situation. In the meantime, keep one room warm with a safe portable heater if you have one, and use blankets and warm drinks.
Knowing your home before an emergency
Take a few minutes now to find your stopcock, gas meter shut-off and boiler pressure gauge, and make sure everyone in the house knows where they are. Label them if needed. In an emergency, those few minutes can save a lot of damage.
Calling out of hours
We're available 24 hours a day, 7 days a week. When you call, explain what has happened, what you have already done to make it safe, and whether anyone in the home is vulnerable. Ian will tell you what to do next and talk you through the cost before any work starts.
What happens after an emergency repair
Once the immediate problem is fixed, Ian will explain what caused it and whether any follow-up work is advisable, such as replacing an old valve, insulating pipework or servicing the boiler. You decide whether to go ahead, and you'll get a clear price first.
Residential and rental properties
Homeowners and landlords both need fast help, but landlords also need clear communication with tenants and records of the work. Ian can liaise with tenants directly and explain the repair to the landlord, so everyone knows what has been done.
